The next in the Modular series is the Modular Pent, offering the same unique flexibility of the Modular Apex with an updated roof profile for a more modern style.
You must ensure that this garden building is assembled strictly in accordance with the assembly instructions that are provided and is installed on a firm and level base constructed from a suitably durable material.

The garden building should be treated shortly after assembly, both externally and internally, with a good quality wood preserver and treated with a water-resistant treatment. Treatment should be reapplied annually to prolong the life of your building. All glazing units must be sealed, inside and out with silicone or other watertight solution of your choice (not supplied).

Vehicle Access:
Please inform us of any possible access restrictions prior to delivery, including but not limited to vehicle height/width restrictions, low bridges, narrow lanes, weight restrictions, planned roadworks, road closures etc. for a large 18tonne - 24tonne lorry. If we are not notified of any possible issues and a re-delviery must be made on a deifferent vehicle, there will be a re-delivery charge.
Kerbside only:
Drivers are not insured to deliver beyond the entrance of your property, and movement beyond this is solely at the driver’s discretion. We are unable to guarantee nor instruct our drivers to complete any requests beyond kerbside. Drivers will not take any buildings through your property.
Report of Issues:
Any issues with delivery being completed, any damages, or missing parts following delivery must be submitted in writing via e-mail to within 48 hours. Please state your order number, and details the issues along with any relevant photos
You will receive an email confirming the delivery date shortly after the order is received and processed (usually the next working day). As the Broadlands Flex and Express Delivery products are delivered by a third-party courier, the customer details will be passed on to the courier who will then be able to email tracking details on the day of delivery. Any ETAs are provided by the courier with no guarantee and are only available on the day of the delivery once the local depot has scanned the pallet onto the delivery vehicle, however generally delivery can be any time between 8am and 6pm.

Can’t accept the delivery or not available on the day?

While we do prefer that someone is present to take the delivery, you can request that the building is left at your property in your absence, providing there is a safe, level area at the front of the customers property where the courier can deliver to. This will be at the discretion of the driver on the day. Should the driver deem there to be no suitable and safe area to leave the pallet, the pallet will be returned to the local dept where redelivery charges will apply.

If this option does not suit the customer, we would need to reschedule the delivery, but this does come with a redelivery charge if the delivery is in progress when we are informed that it cannot go ahead. Delivery is considered to be in progress 5 working days prior to the scheduled delivery date.

The 10 Year Guarantee covers the timber for general rot and decay. The guarantee does not cover any natural characteristics such as sap or knots or any timber splits or warping, which may occur naturally over time. To maintain the validity of this guarantee, the product must be assembled strictly in accordance with the instructions supplied, treated annually with an appropriate high-quality preservative both inside and out, and all glazing units must be sealed with a suitable watertight sealant product.
The 10 Year Guarantee will be deemed invalid if:
• The product has not been assembled correctly and in accordance with the instructions provided
• The base upon which the buildings has been installed is not firm and level and made of a suitable material
• The product has not been treated inside and out, shortly after delivery and annually thereafter with an
appropriate high-quality preservative and water-proofing product
• Any windows have not been sealed inside and out with a suitable sealant product such as silicone or any
other watertight sealant
• The product has been customised or adapted in any way
• At any point after assembly the building has come into contact with any trees, plants, or exterior walls,
which could allow moisture to penetrate the timber
• Any timber has been cut, pierced, or drilled without a subsequent application of approved cut-end
• The eventual claimant is not the original purchaser of the product
• The roofing felt or covering has been damaged or incorrectly fitted, allowing water ingress

Please note: timber is a natural product and as such, is prone to changes in appearance including some movement, warping, and splitting, particularly in extreme weather conditions. It needs to be maintained to maximise usability and lifespan. However, any natural movement of the building should not impact the structural integrity of the product. To ensure you correctly maintain the product, you will need to ensure you do the following;
• Treat your building annually both inside and out with a suitable waterproofing product
• Adjust your storm braces, doors, and windows to allow for movement and settling of the timber
• Ensure nothing is in contact with the building such as items leaning against the walls or trees and leaves on the roof felt
• Check your felt regularly for wear and replace as required
• Check your base to ensure it remains firm and level
• Lubricate all metalwork to ensure continued ease of us
